Selective Demolition done right

Selective demolition is precision work. A kitchen remodel, a load-bearing wall coming out for an open floor plan, or a retail suite being stripped back to shell for the next tenant all have one thing in common: some of the building stays, and it has to stay undamaged.

We take out drywall, framing, ceilings, flooring, cabinetry, fixtures and finishes in a controlled order, protect floors and finishes that remain, and keep dust contained with plastic barriers and air scrubbers where needed. Debris leaves the building the same day so the next trade walks into a clean space.

What’s included

  • Walk-through against the remodel or TI demolition plan
  • Floor, door and finish protection for areas that remain
  • Dust containment with zip walls and negative air where required
  • Removal of non-structural walls, ceilings, flooring, cabinetry and fixtures
  • Coordination with your framer or engineer for load-bearing wall removal
  • Daily debris removal and broom-clean finish

Our process

How we handle selective demolition

  1. 01

    Walk the plan

We mark every item to be removed on site against your plan so nothing is taken out by mistake.

  2. 02

    Protect

Floors, doors, finishes and HVAC returns that stay are covered and sealed off.

  3. 03

    Make safe

Your electrician and plumber confirm circuits and lines are dead and capped before demolition starts.

  4. 04

    Strip out

Finishes come out first, then framing and ceilings, working from the top down.

  5. 05

    Haul & clean

Debris is removed daily and the space is left broom-clean for the next trade.

What affects the price

Every estimate we write is based on measurements, not guesses. These are the factors that move the number most for selective demolition:

  • Square footage and number of rooms involved
  • Floor level, elevator access and distance to the truck
  • Type of flooring (tile set in mortar takes much longer than carpet)
  • Occupied building requirements: working hours, dust control, noise
  • Testing for asbestos in older drywall texture, flooring and mastic

Selective Demolition in Orange County

Homes built in Orange County before the 1980s commonly have popcorn ceilings, drywall texture or floor tile that must be tested for asbestos before it is disturbed. We build that testing into the schedule up front instead of discovering it halfway through a remodel.

FAQ

Selective Demolition questions

Can you remove a load-bearing wall?

We perform the demolition once your engineer has designed the beam and your framer has installed temporary shoring. Removing a bearing wall without that support is unsafe, and we will not do it.

Can I stay in my home during interior demolition?

Often, yes. We seal the work area with plastic barriers, run air filtration where appropriate, and remove debris daily. We will tell you honestly if a job is too disruptive to live through.

Do you do tenant-improvement strip-outs?

Yes. We strip retail, office and restaurant suites back to shell or to the extent shown on the TI drawings, working within the building’s hours and rules.

Does popcorn ceiling need to be tested before removal?

Yes, in most older homes. Acoustic ceiling texture applied before the 1980s may contain asbestos and must be tested before it is scraped or demolished.
